Selling your home? Here's five tips for a successful sale.

Selling your home can be a difficult and complicated process, but at Aria we have the knowledge, experience and expertise to get you the best price for your house. Here’s our tips for making it happen.

Presentation.

A prospective buyer will form their first impression of your home before they even enter it, so good landscaping can be a great advantage when selling a property. Give the front door a coat of paint, stage the exterior with some garden furniture and make sure the grass is cut.

Once your potential buyer is inside, you want the good impression to be reinforced by the hallway. Paint it in a neutral colour, remove any bulky furniture to make it look bigger and accessorise it with ornaments and a rug.

The wrong lighting can make your house feel dark and drab, so make sure you have installed bright, modern lights to give your home a bright and sunny look.

Access.
If you want your home to sell you have to make sure potential buyers can get in to see it, so you have to make it easy for your estate agent to get people in easily. If your agent has to make appointments well in advance or they can only show it in a limited or restrictive time frame, they won’t be able to get as many people in to see it, which reduces the number of opportunities they have to sell it.

De-personalize.
Homebuyers want to be able to imagine themselves living in a house when they view it, they want to be able to project their own vision for their new home onto it, and it’s much easier for them to do this if they aren’t looking at your personal belongings.

The best approach is to pretend that you’re moving out already. Take down any family photos, memorabilia, or decor that marks the house out as yours, so buyers can imagine it as theirs.

Make sure the property is clean and clear up any clutter that might be lying around. Put away any children’s toys, clean counter tops in the kitchen and make sure there are no clothes or other belongings visible. Nobody will be impressed with a house that isn’t clean and your belongings make it harder for buyers to see themselves living in your house.

Pets.
It’s important to get any pets out of the way as well. If the person viewing your house is an animal lover there’s a chance they might end up paying more attention to your cat or dog than to the house. On the other hand, some people feel uncomfortable around animals and having pets wandering around during their visit might make them feel uncomfortable and rush through the viewing, and of course, some people are allergic to pets, and associating an allergic reaction with your home will definitely put them off.
